If you already have a design, plans and permits or do not require these from us, we can provide full construction services for additions or renovating kitchens, bathrooms or basements.  After an initial estimate we will meet with you to review the project thoroughly and then provide a detailed quote with timeframe.

Our two owners, Architect and General Contractor have over 34 years of combined experience in building construction.  They work closely with you and the on-site crew to oversee every detail and keep the project moving smoothly. Our skilled trades are highly experienced in a variety of types and sizes of projects. With our highly efficient and effective team Built By Pros Inc. can deliver your project on time and on budget.

Our design/build process has six stages:

Project description & high level estimate

Our initial meeting we will gather information to build a scope of work document which we will use to provide a rough estimate for the work you would like done. Our goal at this stage is to help you learn about possibilities you may not have thought of, to right-size your expectations, and to help you maximize your investment objectives. When you are satisfied with the project outline including scope of work, target schedule and cost, we will return to review a Draft Construction Contract and take a deposit towards the next stages of work.

Zoning and Building Code Check 

If you are planning to add space or change the building structure a building permit is required. We will document the existing property and building conditions and identify zoning bylaw and building code issues that can shape the design process and affect the design proposals.

Preliminary Design & Budget 

The preliminary design phase begins with our visit to the site to measure and photograph the house and to produce CAD drawings of the existing building. We then present you with 1-3 design schemes for your project. If you do not need a building permit (for example a simple kitchen or bath remodel), we will simply measure and then prepare the design scheme. We will prepare a Refined Construction Quote using your favorite design scheme before moving to Design development.

Design Development

In the design development phase we work with the preferred design scheme to refine the details and costs. We produce drawings to represent the finished project. We then involve the relevant consultants to plan the electrical, mechanical and plumbing systems into the design, allowing us to fine tune the cost and re-work the details of the design as necessary.

Working Drawings & Construction Contract

Construction Phase

During construction, the material selection and detailing continue to be refined based on the conditions we find on-site and any changes you requested. Any extra work or changes are discussed with you on site as quickly as possible and documented for approval to ensure there are no surprises at invoice time. We hold on-site meetings with you at key stages to ensure that you stay informed.
